Deal sourcing

Bespoke property deal sourcing

For investors who prefer a considered, personal service, from a first conversation onwards.

A considered approach

We start with what you want to achieve: the kind of property, the area and the way you like to work. From there we look for opportunities that fit, often off-market, and present them to you clearly so you can decide with confidence.

What you can expect

  • A direct conversation about your criteria before we begin.
  • A comprehensive breakdown of any property you are interested in.
  • Our sourcing fee is disclosed upon request.

What is a sourcing fee?

A sourcing fee is a one-time payment made to a property sourcing company, such as BuckleHole, in exchange for finding and securing an investment opportunity. It covers the effort, expertise and resources spent identifying good deals, carrying out due diligence and presenting you with worthwhile options.

Strategies we source for

01

Rent to rent

You rent a property from a landlord for an agreed monthly rent, with their permission to sublet, and rent it on as an HMO or corporate accommodation. The landlord receives dependable income, and you keep the difference after costs. You control the property without owning it.

02

Buy, refurbish, refinance

You buy a run-down property, add value by refurbishing it, then have it revalued and refinance against the higher value. The aim is to release much of the money you put in while keeping the property as a rental, ready for your next deal.

03

Lease option

You agree with a homeowner to control and rent out their property for a set number of years, paying an agreed monthly amount, with the option (not the obligation) to buy it at a fixed price within that period.

04

HMOs

A property rented to several tenants, usually room by room, which can produce higher rental yields than a single-family let.

05

Joint venture

Two or more people partner on a specific deal, each bringing something different such as money, time, skills or contacts, and share the profit and risk.
